Salary/Position Classification

  • $90,000+ Annual, Dependent on Experience, Exempt
  • 40 hours per week
  • This position will work onsite.

Purpose of Position

Responsible for the management, development, review, coordination and training of Standard Operating Procedures for the maintenance trades and operations of the Facilities Management Department at the University of North Dakota.

All Facilities Management positions are subject to callbacks seven day a week, 24 hours a day. Weekend work as required

Duties & Responsibilities

  • Manage and Direct Operations of the Maintenance, Landscaping, Lock Shop, Painting, Flooring and Carpentry Trades
    • Provide direction to and coordination between the academic maintenance, landscaping, lock shop, food service maintenance, flooring, carpenter, and painting trades.
    • Coordinate, oversee and manage repair and maintenance work assignments performed by technicians, vendors and contractors performing building maintenance.
    • Manage and provide oversight of campus maintenance projects. 
  • Develop and Manage Standard Operating Procedures (SOPs) for The Maintenance Operations of the Facilities Management Department
    • Direct the development of and recommend SOP’S for maintenance operations.
    • Oversee training for maintenance operations trades on approved SOP’S.
    • Ensure SOP’S compliance by maintenance operations trades. Ensure safe maintenance practices and processes are followed. 
  • Direct Preventive Maintenance Efforts for the Maintenance Operations of the Facilities Management Department
    • Provide direction in the development of a preventive maintenance program for maintenance operations trades.
    • Implement administratively approved standards. Ensure standards compliance by maintenance operations trades.
  • Monitor and Evaluate Maintenance/Deferred Maintenance Levels and Recommend Staffing Levels for the Facilities Management Department
    • Accountable for establishing maintenance objectives with corresponding metrics; development and implementation of a plan to meet or exceed established objectives.
    • Monitor and evaluate ongoing maintenance levels.
    • Monitor and evaluate ongoing deferred maintenance levels and concerns.
    • Monitor, plan, confer and recommend maintenance staffing levels to administration.
    • Makes periodic or special inspections of premises to determine repair/maintenance standards are being met. 
  • Direct the Development of Design Standards for Facilities Maintenance areas of the Facilities Management Department
    • Direct and recommend building design standards.
    • Direct the Implementation of administratively approved standards.
    • Ensure standards compliance by the maintenance trades.
    • Review and advise in the implementation of design standards in all University construction projects
    • Review blueprints and specifications for Planning, Design and Construction projects to ensure compliance with design standards and recommend changes for improvement.

Required Competencies

  • Effective communication skills; both written and oral
  • Ability to read and analyze blueprints and schematics
  • Ability to write reports and SOPs
  • The ability to cooperate with others in a team environment.

Minimum Requirements

  • Bachelor’s degree in Business, Project Management, or related field with 5 years experience in maintenance operations OR 10 years of directly related experience
  • 5 years supervisory experience
  • Computerized Maintenance Management System (CMMS) experience
  • Experience with Microsoft Word, Excel and Outlook
  • Valid driver's license
  • Successful completion of a Criminal History Background Check
